What a builder's final clean leaves behind
A builder's final clean is a presentation clean. It makes the house ready to be shown and handed over, and that is a different job from the one you are buying here. What usually stays is the fine gypsum and sanding dust that settled after the last sweep: along the top edges of door casings, in window tracks and the weep holes at the bottom of them, inside cabinets and drawers, on closet shelving, and in the seam where trim meets the floor. Adhesive residue from stickers and protective film lingers on glass, appliances, and plumbing fixtures. Grout haze and grit often stay behind in a new tub or shower pan. The part that catches people out is that it comes back. Build dust is light enough to stay airborne, so it lands again a day or two after the first pass, and if the heating or air ran during construction, the supply registers are holding a reservoir of it. So we vacuum with a brush head before anything damp touches a surface. Wiping that dust with a wet cloth turns it into a smear you then have to remove twice.
