Post-construction cleaning for a new build in Knoxville's Hardin Valley, Northshore Town Center, or Pellissippi corridor typically costs $400–$700 depending on home size — roughly a standard deep clean plus $100–$200 for residue work. Drywall dust embedded in HVAC vents, manufacturer stickers and protective films on every appliance, paint flecks dried onto hardwood, adhesive residue from cabinet labels, and the fine construction dust that settles inside every cabinet and drawer all require specialized handling that's outside a typical deep clean. This guide explains what's different about post-construction cleaning, when to schedule it, and what to expect from the service in Knoxville's fastest-growing new-construction corridor.
What's Different About Post-Construction Cleaning
A standard deep clean assumes the home has been lived in. Post-construction cleaning assumes the home has never been lived in but has been built in — which means construction-specific residue you don't see in a normal cleaning scope.
1. Drywall dust everywhere (especially HVAC)
Drywall sanding creates an ultra-fine dust that settles into every horizontal surface, gets pulled into HVAC return vents, lodges in carpet fibers, and coats the inside of every cabinet and drawer. Even after the builder's final cleanup, fine drywall dust remains for 2–4 weeks of HVAC cycling. A first-clean of a new build typically captures 80%+ of this residual dust; the remainder works out over the next month.
2. Manufacturer stickers and protective films
Brand-new appliances arrive with manufacturer labels, energy-rating stickers, plastic protective films on dishwasher panels, blue plastic on stainless steel range hoods, and adhesive residue from shipping protections. Every appliance — refrigerator, dishwasher, oven, microwave, range, range hood, washer, dryer — needs sticker and film removal. Adhesive residue removal requires specific solvent products (Goo Gone or equivalent) and patient labor.
3. Paint flecks on hardwood, LVP, and tile
Even the most careful painters drip paint on floors. Post-construction cleaning includes scraping or solvent-removing paint flecks from hardwood, LVP, and tile — sometimes 10–30 small flecks per room.
4. Construction adhesive residue
Cabinet installers, flooring installers, and trim carpenters use adhesives that leave residue on surfaces. Common spots: cabinet door edges, base of toilets, baseboards, transition strips between flooring types.
5. Caulking residue
Brand-new caulk lines around tubs, sinks, backsplashes, and trim often have smears, fingerprints, and silicone residue on adjacent surfaces. This needs careful removal without damaging the caulk itself.
6. Cabinet and drawer interiors
Cabinet interiors have manufacturing dust, wood chips from drilling for shelf pins, and packaging tape residue. A standard deep clean doesn't open every cabinet door; post-construction does — every cabinet, every drawer, top to bottom.
7. Inside the HVAC system
We don't service the HVAC unit itself (that's an HVAC contractor's job), but we wipe down every return register and supply vent. New-build HVAC vents are coated in drywall dust for the first few weeks of operation.
Hardin Valley & Northshore Context
The corridor along Hardin Valley Road, Yarnell Road, and the Pellissippi Parkway has been Knoxville's fastest-growing new-construction zone for years. Specific subdivisions and communities where we frequently handle post-construction cleaning:
- Northshore Town Center — newer planned community with consistent design standards, attached three-car garages, open floor plans, quartz counters, hardwood-look LVP. Average new-build cleaning: $475–$625.
- Hardin Valley Road corridor — mix of large single-family builds and luxury subdivisions. Properties often 3,000+ sq ft with formal dining, finished basements, and bonus rooms.
- Yarnell Road area — newer subdivisions with mid-range to upper-end builds.
- Pellissippi corridor — single-family construction adjacent to the tech-corridor commercial area.

Pricing: How Post-Construction Compares
| Home Size | Standard Deep Clean | Post-Construction Clean | Adder |
|---|---|---|---|
| 2-bedroom new construction (~1,600 sq ft) | $300–$375 | $400–$500 | +$100–$125 |
| 3-bedroom new construction (~2,200 sq ft) | $350–$450 | $475–$625 | +$125–$175 |
| 4-bedroom new construction (~3,000 sq ft) | $450–$550 | $575–$725 | +$125–$175 |
| 5+ bedroom luxury new build (~4,000+ sq ft) | $550–$700 | $700–$900+ | +$150–$200 |
The adder reflects the extra 2–3 hours typically needed for sticker removal, paint fleck cleanup, and inside-every-cabinet detail work. Most builds in Northshore Town Center and Hardin Valley fall in the 3-bedroom $475–$625 range.
When to Schedule Post-Construction Cleaning
After the builder's final cleanup
Builders typically do a "final clean" before closing — but it's a quick sweep focused on visible debris. It's not a deep clean. Schedule your post-construction professional clean AFTER the builder's final clean but BEFORE you move in furniture.
Before furniture delivery
The right timing is when the home is empty of construction debris but also empty of your furniture. This is typically the day after closing and a few days before moving day. Empty homes are 2x faster to clean than furnished homes — you save money and get a better result.
If you've already moved in
If you've already moved into a new construction and skipped the post-construction clean, it's not too late. Schedule a deep clean plus an explicit "post-construction adder" — we'll still tackle sticker residue, paint flecks, and cabinet interiors. Some accessibility is lost (we can't easily clean inside-cabinets if you've already filled them), but the work is still valuable.
Timing Within the New-Build Process
| Stage | Cleaning needed? |
|---|---|
| Drywall and mud installed | Builder's rough clean — not yours |
| Trim, paint, and finishes complete | Builder's final clean — not yours |
| Punch list complete, ready for closing | Time for your post-construction clean |
| Day before furniture delivery | Optimal post-construction window |
| Already moved in | Deep clean + post-construction adder retroactively |
What We Don't Do
- HVAC duct cleaning. That's an HVAC contractor or duct-cleaning specialist. We wipe registers and vents but don't go into the duct system itself.
- Window exterior cleaning. Standard service covers interior windows only. Exterior windows need a window-cleaning specialist.
- Construction debris removal. Builder is responsible for trash, lumber scraps, packaging materials. We arrive expecting a debris-free space.
- Punch-list repairs. We don't fix drywall divots, retouch paint, or address builder-warranty issues.
- Specialty surface restoration. Hardwood refinishing, marble polishing, granite re-sealing — separate contractor categories.
Common Post-Construction Cleaning Questions
How long does post-construction cleaning take?
For a typical 3-bedroom Northshore Town Center home: 5–7 hours, often with a 2-person team to keep total elapsed time around 3–4 hours.
Should I be home during the clean?
You can be. Many new-build owners use this time to do their own walkthrough, inspect punch-list items, or just enjoy the empty house. But you don't need to be — provide access via lockbox or smart lock.
What if I want to clean inside cabinets myself before moving in?
You can. Tell us at booking if you've already done cabinet interiors so we don't redo your work. Pricing adjusts down slightly. Can you coordinate with the moving company?
Yes. Most clients schedule post-construction cleaning the day before movers arrive. We coordinate timing so movers don't track in dirt before your cleaning is fresh.
What about new flooring — do I need a special clean?
New hardwood floors should be cleaned with pH-neutral hardwood cleaner only — never general-purpose cleaners that can damage the finish. We use pH-neutral hardwood cleaner by default. New LVP is forgiving with most cleaners but we still use gentle floor solutions.
Do you handle multiple-unit new-construction (townhomes, condos)?
Yes. For developers or HOAs cleaning multiple units, we offer volume pricing. Contact us at (865) 507-1405 for multi-unit project quotes.
